During the course of planning for the Lexington Arts Center, numerous professional consultants have been employed in order to guide our regional project with nationally-recognized skill.To date, three main phases of consultation have been accomplished: Phase I – Needs Assessment, Phase II – Physical Planning & Site Selection, and Phase III – Business Plan & Economic Impact Analysis.

The following are the proposed specifications / plans for the development of the Lexington Arts Center:

Main summary:

  • 1,200-Seat Auditorium w/ balconies
  • 50’ x 100’ Stage (proscenium 50’ w x 28’ high)
  • 150-Seat Flexible Space
  • Exhibition Space for Visual Arts

Details:

  • Lobby & Galleries: 22,400 net sq. ft.
  • Performance & Stage: 21,400 net sq. ft.
  • Dressing Rooms: 3,600 net sq. ft.
  • Rehearsal & Classrooms: 4,300 net sq. ft.
  • Administration & Services: 2,800 net sq. ft

Anticipated Constructed Area*: 76,000 gross sq. ft.

* anticipated constructed area takes into account total net area plus the additional space needed for support systems such as heating and A/C.

The following are the estimated project construction costs of the Lexington Arts Center (as of October 2005):

  • Construction Cost: $22.8M
  • Indirect Costs (compensation, equipment, furnishings, etc.): $5M
  • All Contingencies: $4M
